A truly beautiful double-fronted detached Grade II Listed Georgian house, located on the banks of the River Coquet in the pretty and historic village of Warkworth, with lots of original features and tons of character, this lovely old house has been gently brought into the 21st century with its charm and integrity intact.
The walls are hung with many pieces of original art from mostly local artists of reknown who regularly exhibit in the art galleries of Warkworth Village. Furnished and extremely well equipped, it has been awarded 5 Stars and a coveted Gold Award by VisitBritain. Coquet View offers the perfect luxury holiday home; stylishly furnished, luxurious and extremely comfortable and is equally suitable for couples or families.
Drawing Room
The drawing room, or lounge, is very spacious, with a woodburning stove in an inglenook fireplace surrounded by luxurious, comfy sofas. This room has a large screen TV with Freeview and DVD player as well as a Bose music system with MP3 player connection. There is a large selection of books and CD's to suit all ages and many tastes. Free Wi-fi internet access is available free of charge. A PS3 games console with twin controllers and a selection of games to suit 3 year olds to adults is also provided. There is a house payphone. Large shuttered Georgian sash windows offer unobstructed views of the beautiful River Coquet, with its abundance of wildlife. There is a 'reading' area with sumptious velvet armchairs and a large variety of reading material for all ages and tastes. A selection of maps, guide books and magazines are also provided.
Dining Room
Leading from the lounge is a spacious and sunny dining room with a beautiful, solid oak, extending dining table and there are 2 cupboards full of toys and games for children and adults. We also have a trunk full of children's dressing up outfits available upon request (subject to availability).
Kitchen
The kitchen, just off the dining room, has solid oak units, granite worktops, a stainless steel range oven with ceramic hob and built in appliances. Facilities are as follows: glass topped table and chairs for 4, range style double stainless steel electric oven with ceramic hob, microwave, under counter fridge and separate freezer, dishwasher, Gaggia coffee machine, coffee grinder, toaster, kettle and juicer. Flat screen digital TV with DVD player. Iron and ironing board.

Laundry/Boot Room
A large washing machine and separate tumble dryer are housed in a useful large stone store room adjacent to the kitchen, where there is also a belfast sink. There is also 2nd large fridge/freezer. This room is useful for securely storing bikes and buggies and cleaning mucky boots. There is an extendable washing line available and a free-standing airer.
Family Bathroom
A contemporary bathroom with white suite comprising bath with power shower over, WC, hand basin and Italian porcelain tiling is conveniently located on the ground floor.
Garden and Patio
French windows lead directly from the kitchen to a large sunny and private patio, with luxury patio furniture. An interesting feature of the patio is a natural well (safely secured for when little ones are around!).
A pretty, enclosed garden with a summerhouse and BBQ leads from the patio. The summerhouse has chairs and a variety of indoor and outdoor toys, making it an ideal playhouse for children.
Master Bedroom
A spacious and sunny room with a luxury kingsize bed, luxurious bed linen, large wardrobe and chairs and door to an en suite luxury bathroom.

En-suite Bathroom
The luxury en suite bathroom is fully tiled in Travertine marble and has an extra large bath with mains shower over, WC, basin and plenty of storage. The large sash window provides a fabulous garden view.
Bedroom 2
An exceptionally pretty and spacious room. This gorgeous bedroom has French country style furniture, including a superkingsize bed with a luxury pocketsprung mattress and it has fabulous river views. It also has a pretty en suite washroom / WC.
Bedroom 3
Opulently furnished in French country style, with fabulous lighting. Features twin beds which upon request can be converted to one superkingsize bed for couples. There is a flat screen Freeview digital TV with DVD player in this room which may be used in any bedroom as all are equipped with aerial sockets. This bedroom has the same wonderful river views as bedroom two.
There are views of either the Coquet River or the village from all bedrooms. Warkworth Castle can be glimpsed from the large landing window. A folding bed, suitable for children of 12 yrs or younger is available for a small charge upon request. Two cots and highchairs are available, as well as other baby equipment including a pushchair, sterliser and baby back carriers (small charge for some baby equipment). Up to 2 very well-behaved and clean dogs are welcome under strict conditions for a small additional charge of £20 each. We provide food and water bowls, towels and beds for dogs if required (small hire charge for dog beds).
Coquet View has full gas-fired central heating, via a mixture of underfloor heating and radiators which along with the ambience of the efficient woodburning stove in the lounge, ensure the house is warm and cosy all year round.
Most of the rooms provide uninterrupted views, through original large Georgian sash windows, of the beautiful River Coquet, where you can watch boats go by, herons, swans and ducks. You can even spot seals and otters popping their heads up every now and again.
The walks along the river and around the village, directly from the house, are magical and all the amenities of the village, such as the interesting gift shops, art galleries, French Patisserie, coffee shops, restaurants and village pubs are just an easy 5 minute stroll away.
