About us and where it all started
Coquet Cottages are the leading independent agent for luxury holiday homes in the most popular tourism areas of Northumberland. Over the last 24 years we have grown from just 1 privately owned holiday cottage in pretty Warkworth village, to over 130 luxury, hand-picked holiday homes stretching from Amble by the Sea to north-Bamburgh, over to Rothbury, Harbottle and historic Corbridge.
Starting in 1997, our small holiday cottage on the Coquet riverbank in Warkworth quickly grew to 6 holiday homes in the village and with it, Coquet Cottages was born. We saw a gap in the market for luxury, 5* hotel-standard self-catering accommodation in Northumberland, which was proving difficult to find – even more so with a dog! So setting out with our ethos of ‘5 star luxury dog-friendly accommodation in Northumberland’, we quickly realised that this niche sector was in very high demand.
We seek to market only the very best standard of accommodation in Northumberland, which is why all of our properties are graded officially 4-5* by Visit England, so we can ensure every property has recognition of their high standards and is maintained to an excellent level.

Our client service team will also get to know you and what you seek from your property and will be on hand for any advice or guidance that you may have. With us being a small and local team, we’re able to work personally with you, getting to know your property and interests so we can work to the best of our ability.
Our office is open 7 days a week as is our beautiful shop in the centre of Warkworth village, meaning our friendly local team are able to guide and assist you with any queries you may have along the way.

Quality Assurance and Marketing
We have a particular demand for one bedroom cottages and larger cottages (4+ bedrooms) in good locations. Our area covers the whole of Northumberland.
All our cottages are independent assessed for a quality grading by VisitEngland. If your property doesn’t currently don’t have a quality grading, we will help you to achieve it at minimal cost via our Visit England Agency Scheme.
In addition to an industry standard quality grading, just as importantly for us is the commitment of our owners to the highest standards of quality and customer care, we prefer to work with owners who have a professional and friendly approach and enjoy not only taking pride in achieving high standards of presentation and cleanliness in their properties but also enjoy providing those special little touches that make a holiday extra special and memorable.
We have a carefully planned marketing and advertising strategy, which combined with our extensive knowledge of the market and ability to nurture our client base, enables us to maximise the potential of your property to provide a good return on your investment. If you are thinking of buying a holiday property, we can provide advice on the most lucrative areas to invest in, the facilities and features guests are looking for, the most popular styles and layouts, the minimum standards expected in a self-catering property and what our guests are looking to get out of their holiday. Once you have joined our portfolio, we’re able to offer practical advice on housekeeping and maintenance, as maintaining high standards is key to your success.
At any one time there is usually at least one of the properties in our collection available for sale. All of our properties have excellent track records with consistently high booking levels year on year. The major benefit of buying an established holiday home is that, once purchased, it’s ready just to continue letting and enjoying the income with no effort or further capital expenditure necessary – simply the commitment to maintaining the high standards already in place.
