Coquet View at Warkworth is a truly beautiful double-fronted and detached Grade II Listed Georgian house, situated on the banks of the River Coquet in the pretty and historic village of Warkworth. With oodles of original features and tons of character, this lovely old house has been gently brought into the 21st century with its charm and integrity intact.
Furnished and extremely well equipped, it has been awarded 5 Stars and a coveted GOLD AWARD by VisitBritain and has been featured in many interiors publications. Situated in the heart of arguably the prettiest village in Northumberland, there are restaurants, pubs and shops in easy walking distance, as well as historical points of interest, including Warkworth Castle, the Norman Church of St. Lawrence and ‘The Hermitage’ hermits cave to discover. The gorgeous sandy beach is 3/4 mile easy walk away.
Sleeping up to 6 in 3 bedrooms (see full details of bed configurations below) Coquet View also welcomes 2 well behaved dogs (3 very small dogs by arrangement, when there are a maximum of 4 guests staying) for an additional £20 each per holiday – and they will receive their own little ‘welcome pack’ of goodies and essentials. Coquet View has the main living areas and one bathroom on the ground floor and all bedrooms, another bathroom and a washroom on the first floor. There is a small gravelled garden with a pretty seat to the front which overlooks the beautiful River Coquet. To the rear there is a private, enclosed patio area, as well as a beautiful lawned and landscaped garden with outside seating and a summerhouse with outdoor toys for children.
Ground Floor Entrance
The front entrance opens onto the original stone flagged hallway running the full depth of the house and leading to a rear door onto the patio garden. Doors lead off from the hall to the drawing room and dining room and the original wide staircase rises from here to the first floor.
The drawing room is very spacious, with a wood burning stove in an inglenook fireplace surrounded by luxuriously comfy sofas. Large shuttered original Georgian sash windows offer a pretty view of the beautiful River Coquet, with its swans, herons and occasional seal.
The ‘reading’ area with leather armchairs overlooks the beautiful river view and has a large variety of books for all ages and tastes. A selection of maps, guide books and magazines are also provided. There is a telephone accepting incoming calls and allowing outgoing calls to emergency and freephone numbers only. Mobile reception in the house is generally good.
This room has a large screen TV with digital channels, NetFlix movies and TV series. There is a DVD player with a wide range of DVD’s for all ages, as well as a Bose music system with mp3 player connection. There is a large selection of books and CD’s to suit all ages and many tastes. Free Wi-Fi internet access is available throughout the house. A PlayStation 3 games console with twin controllers and a selection of games to suit all ages is also provided.
Leading from the lounge is a spacious and attractive dining room with a beautiful, solid oak dining table comfortably seating 6. There are cupboards full of toys and games for children and board games for adults. We also have a trunk full of amazing children’s dressing up outfits available upon request (subject to availability, please request when placing your booking).
Just off the dining room is the kitchen, with solid oak units, granite worktops, a stainless steel range oven with 2 ovens, large ceramic hob and built in appliances. Facilities are as follows: pretty wooden round table and chairs for 4 (glass table pictured below has just been replaced), range style double stainless steel electric oven with ceramic hob, microwave, under counter fridge and separate freezer, dishwasher, Nespresso coffee machine, electric coffee grinder, toaster, kettle and juicer. Flat screen digital TV with DVD player. Iron and ironing board.
A washing machine and separate tumble dryer are housed in a useful large stone store room adjacent to the kitchen, where there is also a Belfast sink. There is also a 2nd large fridge/freezer. This room is useful for securely storing bikes and buggies and cleaning mucky boots. There is an extendable washing line available and a free-standing airer.
A contemporary bathroom with white suite comprising bath with power shower over, WC, hand basin and Italian porcelain tiling is conveniently located on the ground floor. Towels and complimentary Temple Spa toiletries provided.
A spacious room with a luxury king size (5′ wide) bed, luxurious bed linen and towels, hypo-allergenic duvet, 2 pillows are hypo-allergenic and 2 are feather-filled. large wardrobe and chair. Door leading to an en suite luxury bathroom. Flat screen TV (not shown in image below). Complimentary bathrobes and slippers are available upon request for all adult guests.
The luxury en suite bathroom is fully tiled in Travertine marble and has an extra large bath with mains shower over, WC, basin and plenty of storage. The large sash window provides a fabulous garden view. Towels and complimentary Temple Spa toiletries are provided.

This gorgeous bedroom has French country-style furniture, including a super-king size (6′ wide) bed with a luxury pocket-sprung mattress and has fabulous river views through huge original sash windows. Hypo-allergenic duvet, 2 pillows are hypo-allergenic and 2 are feather-filled. There is a flat screen TV with DVD player too (not visible in the image below) and it also has a pretty en suite washroom/WC. Complimentary bathrobes and slippers are available for all adult guests upon request. Travel cot available upon request. If cot bedding is required, please request at the time of booking.
Opulently furnished in French country-style with fabulous lighting, this bedroom features full-size twin beds (3′ wide) which upon request can be converted to a super-king size bed (6′ wide) for adult guests only. Hypo-allergenic duvets, each bed has 1 hypo-allergenic and 1 feather-filled pillow. There is a flat screen TV with DVD player in this room too. This bedroom has the same wonderful river views as bedroom two through a large original sash window. Complimentary bathrobes and slippers are available for all adult guests upon request. Luxury bed linen and towels provided.

Garden and Patio
French windows lead directly from the kitchen to a large sunny and private patio, with luxury patio furniture. An interesting feature of the patio is a natural well (safely secured from curious little ones with an iron grate!).
A pretty, enclosed garden with a summerhouse and BBQ leads from the furnished patio. The summerhouse has chairs and a variety of indoor and outdoor toys, making it an ideal playhouse for children.

There is a BBQ provided at Coquet View which is available all year round. There are utensils provided. Please bring your own charcoal. Please ensure the BBQ is cleaned prior to your departure.
Parking for up to 3 cars is available immediately adjacent to the cottage on the quiet riverbank roadside. There are no parking charges. There is additional parking 50 yards from the cottage if you have more than 3 cars.

Care of the Property
Our ‘Coquet’ cottages are much-loved privately-owned holiday homes into which our owners have lavished much care and investment to create beautiful places for their guests to enjoy. We therefore require a cautionary Good Housekeeping Deposit to protect our owners’ property, so that if damage/breakages or exceptional cleaning is required up to the value of the deposit, the owner can be recompensed.
At Coquet View you have the option of paying either a £200 refundable Good Housekeeping Deposit or a smaller non-refundable £34 Deposit Waiver, which covers you to the value of £200. Please choose which option you prefer when booking.

3 bedrooms; one double room with a super-king-size bed (6ft wide); one double room with a king-size bed (5ft wide); one twin bedroom with two 3ft wide single beds that can be converted into a super-king-size bed upon request (6ft wide). Duvets are hypo-allergenic-filled and pillows are a mix of hypo-allergenic and feather-filled.
One family bathroom with a large bath, shower, WC and basin with heated towel rail on the ground floor. One en suite bathroom with a large bath, shower over, WC and basin with heated towel rail en suite to the master bedroom, and one washroom with wash hand basin and WC off bedroom 2.

Please be Aware
A basket of logs will be provided for the wood burning stove only for holidays taken between October and April. Further supplies can be ordered and paid for in advance or purchased locally.
The stone store-room behind the house which is used as a boot room/laundry room is not heated.
We offer the use of luxury bathrobes on a complimentary basis for adults at Coquet View but you need to request them, they will not be provided unless requested. There is no charge. Please indicate if you require them in the space provided on our online booking form or contact us direct.

Map & Local Area
Just a step out of the door and the beautiful River Coquet is directly in front of you. The main street of the village is just 5 minutes away on foot, and the beach just 15 minutes away on foot or 2 minutes in the car (free parking at the beach). Everything is so accessible from Warkworth village, but there is enough to do in this beautiful and interesting village in walking distance without even getting in the car!
But to venture further afield, there is a wealth of amazing places to visit; Alnwick Castle with its world-famous Alnwick Garden and famous Cascade waterfall and also Alnwick Treehouse is just 15 minutes’ drive away, as well as the market town of Alnwick with its famous ‘Barter Books’ book emporium housed in the former Victorian railway station and farmers market in the town square. The popular seaside village of Alnmouth is quite Bohemian – a magnet for artists and has lovely restaurants, pubs, and a great little art gallery ‘The Old School Gallery’. Just a mile south of Warkworth is the very up and coming fishing port of Amble, which has some interesting little shops and a lovely seafront village with a marina, arty shops and award-winning fish restaurants and bistro’s.

Tips from a local
You mustn’t miss Bertram’s in Warkworth. This cosy, welcoming and dog-friendly Bistro Cafe in the centre of the village is perfect for a hot chocolate by the fire through the winter months, or for a glass of wine out in the sun-trap patio garden. The menu is fantastic with all dishes made on site, or sourced locally and the staff are welcoming to all – children and dogs included.
Enjoy a brunch of Craster Kippers, fresh brown seeded bread and rocket salad after a walk on the beach – heaven.
Tips from a local
Take a walk along the estuary to Amble Fishing Town. Just over a mile from Warkworth, Amble offers stunning coastal scenery around the marina, harbour and pier. A browse around the pods in the Harbour Village are a great way to spend an afternoon, visiting local artists and independent shops, with a stop off at The Fish Shack for a bite to eat in the authentic dining hut.
Tips from a local
Visit iconic Warkworth Castle. The impressive and well-preserved medieval ruin right in the heart of the village dates back to the 1100’s, and is now in the care of English Heritage. The history of the castle and village is fascinating, and with its spiral staircases, towers and lawned grounds to explore, the castle provides an excellent afternoon out for all the family, just a 2 minute walk from the cottage.
Tips from a local
For a top notch meal in a warm and welcoming atmosphere, be sure to visit Jasper’s Cafe and Bistro in Amble, just 1 1/2 miles from Coquet View. The food is exquisite (Jasper’s reached number 1 on Trip Advisor out of 778 eateries in Northumberland!) and the staff go out of their way to ensure you enjoy your whole dining experience. Remember to take your Coquet Cottages key fob with you to claim a bottle of Prosecco for the table during the evening, and a free round from selected non-alcoholic drinks through lunch time!

“We originally acquired Coquet View for our own home, however soon realised it was too beautiful and perfectly situated in the village not to share!
We knew it would make an exceptional holiday home and set about making it as comfortable as possible and furnishing it stylishly to reflect its Georgian heritage.
As soon as you step into this gorgeous house, it welcomes you – feeling like a grand country house yet as cosy as a cottage at the same time. The rooms are all very spacious, many with high ceilings and I think we’ve managed to retain the Georgian period feel of the house whilst teasing it into the 21st century with all the mod cons you’d expect.
The location is just perfect – overlooking the beautiful riverbank and with all the lovely shops, restaurants, cafes and pubs just a few minutes easy stroll away. The vast sandy beach is less than a mile away too!
Everyone who stays here loves it – we hope you will too and you return home with wonderful memories of this special house in a very special place in Northumberland.”
