Situated in a private and quiet yet central spot in historic Warkworth village, Garden Cottage in Warkworth has some irresistible features! Not only is it within walking distance of all the amenities of the village; the magnificent medieval castle, the pretty riverside and the vast, unspoiled beach, but it sits in the grounds of the owners’ fabulous manicured garden with full use of the private Swedish ‘Kota’ Barbecue House – an amazing feature in all seasons!
This lovely cottage is also ideal for those with reduced mobility or a wheelchair user, as it’s all on one level and has been granted a ‘Level 1 Mobility’ award by Visit England. Sleeping up to 4 people in 2 bedrooms with 2 bathrooms, this versatile cottage is perfect for couples or a small family. Well-behaved pets are welcome too. Free EV charging point.
Garden Cottage sleeps up to 4 guests in 2 bedrooms. There is a double-size room and a twin single room, but the twin beds can be converted to make a super-king-double upon request. There are 2 bathrooms; the family bathroom and an en suite shower room to the twin/super-king bedroom.
There is a travel cot and highchair available for a baby upon request, and 2 well-behaved dogs are welcome for a small charge. Free Wi-Fi. Free EV Charging point.
Accommodation all on one Level
A light and airy living room with French windows leading to an attractive decked patio area overlooking the magnificent gardens. Reclining sofa and 2 armchairs. Electric wood-burning-stove-effect fire. Flat screen TV with digital Freeview channels (including radio channels). DVD player with a selection of films. Hi-fi/iPod docking station. Free Wi-Fi broadband internet access throughout the cottage.
Well equipped kitchen with all the usual appliances including dishwasher, fridge freezer, electric oven and hob, microwave, kettle and toaster.
Open plan to the kitchen and lounge is a lovely dining table and chairs.
Master Bedroom – Twin/Superking (with en suite shower room)
A very attractive and comfortable room overlooking the beautiful garden, with two full size single beds (3ft wide) which are convertible to a super-king size bed (6ft wide) upon request. Luxury mattress, bed linen and towels provided. Plenty of storage. Flat screen TV with digital Freeview channels.

A very large and beautifully fitted bathroom, with a full size bath, large walk-in shower (one step up), wash hand basin and WC. There are windows on two elevations providing lots of natural light. For guests with accessibility needs there is a grab rail and seat in the large shower and a support frame is available upon request for use with the WC.
Patio and Gardens
Garden Cottage is situated within the grounds of the owner’s large and pretty south facing enclosed garden, full of beautiful flowering shrubs and trees. The owners have a young family and although the garden is shared, your privacy is respected.
The garden is a delight at all times of the year and the decked patio area, furnished with a table and chairs, is positioned to take full advantage of the beautiful garden view. Being south-facing, it attracts the maximum amount of sunshine all day long and is perfect for breakfast al fresco or enjoying a glass of wine on an evening. There are bird feeders which attract a wide range of garden and wild birds, including woodpeckers.
The main entrance gate can be closed at anytime to allow children or a dog freedom to enjoy the grounds. Please note however, that whilst the garden is enclosed, it is not necessarily ‘secure’ as part of it is enclosed by hedging rather than fencing.
‘Kota’ Barbecue House
A fabulous feature of Garden Cottage is this wonderful Barbecue House or ‘Kota’ as they are known as in Sweden where they originate. Tardis-like, it accommodates up to 8 people comfortably and is perfect for enjoying a barbecue at any time of the year – but particularly in the winter, when it’s so unexpected to be able to do such a thing! The Kota is well equipped with all the plates, cutlery, etc. that you should require and an initial supply of charcoal is supplied to get you into the swing of it! The Kota is occasionally used by the owners, however guests are offered priority for when they wish to use it.

Garden Cottage is perfect for couples, families and also guests looking to enjoy a relaxed holiday to Warkworth. The best feature of this cottage is the fully equipped Swedish Kota (BBQ hut) which is fabulous to enjoy in the summer but even better in the winter. The cottage is also perfect for guests who are less mobile, to enjoy a relaxing and tranquil environment with a touch of luxury.

EV Charging Point
Garden Cottage has it’s own, private charging point. 7KW Type 2 charging point with a 5m cable suitable for the majority of modern cars. You are welcome to use the owner’s own cable for a £20 cash refundable deposit upon arrival, or alternatively bring your own cable with you (advised). Charging point is located on the private driveway, off-road. Charging is free.
One double bedroom with a double size bed (4ft 6″ wide). One twin bedroom with 3ft single beds that can be converted into a super king size bed (6ft wide) upon request. Luxury bed linen and towels provided. Hairdryer.
Synthetic low-allergy risk bedding and pillows are provided on each bed. There is no alternative available.
One bathroom with a large bath, separate large walk-in shower, WC and basin with heated towel rail. The en suite shower room has a shower cubicle, WC and wash hand basin.

Parking is available immediately adjacent to the cottage, less than 10 yards from the front door. There is sufficient space for 2 cars.
Please be Aware
Garden Cottage is situated within the grounds of the owners’ house. The garden is large and is shared between both the house and the cottage. The owners have a young family who will play out in the garden but given the size and design of the garden, guests can still enjoy privacy in the cottage.
There is a gate at the entrance of the driveway that can be closed, allowing children or child friendly dogs to safely enjoy the freedom of the garden.
Accommodation on 1 floor and suitable for wheelchair users. The doors are wide enough for a full size wheelchair, the bathroom has grab rails, a shower seat and a toilet frame is also available upon request. An award has been granted for ‘Level 1 Mobility’, the cottage is suitable for wheelchair access and has a range of accessible features. Please contact us if you have any specific requirements and we can advise on exactly what is available.

Map & Local Area
The situation of Garden Cottage is very quiet and very calm, away from passing cars, traffic or people! To walk to the main street of the village it will take you no more than 10 minutes, walking past the castle and the resident cows in the castle paddock. The beach is about 20-25 minutes walk from the cottage, but can you also drive there in less than 5 minutes and there are no car parking charges at the beach.
Warkworth village has 4 pubs (all dog-friendly), a handful of lovely gift shops, a French Chocolatiere, a well-stocked village store and some lovely cafes and restaurants, as well as the river, castle and plenty of walks. Pretty, arty Alnmouth is just 4 miles up the coastal route from Warkworth, with its beautiful beach and great range of proper country pubs.
Alnwick Castle with its world-famous Alnwick Garden and Alnwick Treehouse is just 15 minutes’ drive away, as well as the market town itself with its farmer markets in the town square. Bamburgh and Holy Island are further north and can all be reached by following the coastal route along our stunning coastline. Inland you will find the country town of Rothbury and further afield the amazing Kielder forest and reservoir, famous for its Dark Skies.
Everything is so accessible from Warkworth village, but there is enough to do in walking distance without even getting in the car!

Tips from a local
Have a BBQ in the Kota of course! Go to the Amble Butcher on the high street of Amble (just a mile down the road) and get a good selection of tasty meats in and have a night around the BBQ pit. The Kota is ideal in all seasons, especially in winter when you wouldn’t expect to have a BBQ.
The Kota can fit up to 8 guests inside, so if you have family or friends around the area it’s a great place to meet for something a bit different.
Tips from a local
Cycle to Cresswell from Amble – it’s about an 8.5 mile route and the same again back. Park at the harbour and head south out of Amble, following the dunes through Low Hauxley and the views are just beautiful. When we do this route, we finish at The Drift Café behind the dunes at Cresswell, for a hot coffee and something sweet, then we head back to Amble.
You can hire bikes for adults and children Pedal Power who are in Amble too – save the space in your car!
Tips from a local
The Masons Arms is probably the most atmospheric pub in Warkworth, serving good pub food in a nice setting right in the centre of the village. They serve hearty food each day and Sunday lunch, you can even take your dog with you too. They occasionally have live music on during the year, so keep an eye out on their website. They have a huge beer garden that’s all been recently refurbished with a pizza hut and more, which is a sun trap too.
Tips from a local
Amble Harbour Village consists of 15 retail pods selling a variety of arts, crafts, jewellery, accessories, food and drink. The well-known Mocha Mondo coffee pod is located here aswell as the Geordie Banger Company! There is also a seafood centre selling locally caught seafood and even more exciting is the lobster hatchery! Have a stroll around the pods on a sunny afternoon with the family!

A Little Note from the Owners…
“We came to Garden Cottage for a quiet family break and instantly fell in love with both the cottage and it’s delightful garden. As a family, we loved staying somewhere that had great eating places, lovely walks and a beautiful beach all within easy walking distance, and the view of the Castle at the end of the driveway was an added bonus. After learning Garden Cottage was up for sale, we let our hearts guide us, grabbed this amazing opportunity and moved to Northumberland to make this lovely area our home. We’d joked before coming on holiday that after trying the Kota my husband would want one, but never dreamt it would happen in such an extraordinary way!
As it’s name suggests, the main attraction of our holiday home is the garden and we hope our guests enjoy it as much as we do. Everyone is welcome to wander around and explore, there are a lot of obvious attractions, but also look out for the homemade hedgehog dens in the undergrowth and the occasional hidden treasure. If you just want to sit and relax then you can enjoy the tranquil surroundings from the comfort of the living room or the adjoining decking. The garden can also be enjoyed whilst barbecuing a delicious meal from inside the cosy Kota, an experience which can be enjoyed all year round.
