If you’re planning a luxurious break in a tranquil setting, then Grange House is the perfect retreat for you. Situated within a small collection of cottages surrounded by picturesque farmlands, just 5 minutes’ drive inland of Warkworth village, beach and amenities, this cosy cottage offers the best of both worlds. Grange House is a great base for exploring Northumberland, with Alnmouth just a few miles north, and the market town of Alnwick an easy 10 minute drive away.
With the benefit of 3 bedrooms and 2 bathrooms, a kitchen/dining room and a lounge, Grange House also has a fully enclosed and private courtyard garden with a glazed door leading from the lounge and a lawned garden to the front of the property. This gorgeous cottage is equally suited to families and couples alike.
Grange House sleeps up to 6 guests in 3 bedrooms and 2 bathrooms: a double bedroom and twin bedroom with shared family bathroom on the ground floor, and a spacious superking size bedroom with en-suite shower room on the first floor. Up to 3 dogs are welcome at this cosy cottage for a small charge of £20 each per short break or week-long holiday.
Entering into the hallway of Grange House there is welcoming console table and lamp, a shoe rack to your left and a handy storage cupboard to your right. The kitchen and lounge are accessed first off the entrance hall, and this extends the full length of the house so leads on to the staircase, ground floor bedrooms and family bathroom too.
The kitchen is comprehensively fitted with luxury units and granite worktops, and has all the usual appliances to be expected in a luxury holiday cottage: electric fan oven, gas hob, integrated fridge/ freezer, dishwasher, microwave, kettle and toaster.
Large oak dining table can comfortably seat up to 7 guests.
This fabulous room leads off the main hallway and contains a large, 5 seater corner sofa and cosy armchair. The stylish, modern gas fire (built in to the wall) creates an excellent ambience and in addition to the underfloor heating provides a great range of heating options.
There is a Smart TV provided with free Wi-Fi to access all apps such as Netflix and Amazon Video. Please note that there is no landline telephone and depending upon your service provider, mobile reception may be patchy inside the house, but better outside.
A single glazed door leads from the lounge to the front lawned garden and driveway. Floor to ceiling glass windows overlook the private and enclosed furnished courtyard garden, as well as a glazed window leading out to this area.
A washer/dryer and large sink are housed in this useful utility room, (accessed through the kitchen) which also provides extra cupboard storage.
Situated on the ground floor, this quirky bedroom has a luxury double bed (4ft 6″ wide), plenty of storage space and a large full length mirror. There is a velux window in the ceiling with a full blackout blind. Duvet and pillows are all hypo-allergenic. Luxury bed linen and towels are provided.
With full size (3ft wide) twin beds, this spacious room has plenty of storage space in the built in wardrobes. The window looks out on to the courtyard area. Hypo-allergenic duvets and pillows provided.
Shared by the double and twin bedrooms, this Travertine tiled bathroom has luxury fittings including a shower-over the bath, WC, wash hand basin, heated towel rail and underfloor heating. Luxury Temple Spa complimentary toiletries provided.
Master Bedroom, with en-suite shower room
With a superking size bed (6ft) and plenty of storage space, this beautiful and very spacious bedroom has views out to the beautiful open countryside. Hypo-allergenic duvet and pillows, and luxury bed linen and towels is provided.
The en suite shower room leads directly from the bedroom. Fully tiled in Travertine marble, with a large walk in shower with a built in seat/shelf, wash hand basin, WC heated towel rail and illuminated mirror.
Enclosed Terrace and Lawn Area
The enclosed courtyard is accessed through a glazed door from either the lounge or the hallway and is east facing with some lovely, patio dining furniture. To the front of the cottage there is a large open plan lawn and gravelled parking area. The front garden is also enclosed if the large farm gate is pulled shut.

There is a lawned garden to the front, by the gravelled driveway, which can be enclosed by shutting the farm entrance gate. There is also a gravelled and paved and gravelled furnished patio to the rear which is completely enclosed.
There is no BBQ provided at Grange House, but you are more than welcome to bring your own disposable one and use safely on the gravelled area in the garden.

3 bedrooms; on the ground floor there is a double room with 4ft 6″ wide bed, and a twin bedroom with 3 ft wide single beds. Upstairs is the superking size bedroom (6ft-wide bed) with en-suite shower room.
One en suite shower room to the main bedroom on the first floor, with a walk-in shower with built in seat/shelf, WC and wash basin with illuminated mirror. On the ground floor is the family bathroom with shower over bath, WC and wash basin.

Care of the Property
Our ‘Coquet’ cottages are much-loved privately-owned holiday homes into which our owners have lavished much care and investment to create beautiful places for their guests to enjoy. We therefore require a cautionary Good Housekeeping Deposit to protect our owners’ property, so that if damage/breakages occur or exceptional cleaning over and above the usual changeover clean is required up to the value of the deposit, the owner can be recompensed.
You have the option of paying either a £200 refundable Good Housekeeping Deposit or a smaller non-refundable £34 Deposit Waiver, which covers you to the value of £200. Please choose which option you prefer when booking. Click HERE for more information.
Map & Local Area
Grange House is nestled into the heart of the pretty countryside but only a short drive to the beautiful medieval village of Warkworth. In Warkworth, you can find 4 dog-friendly pubs, all serving great food. 3 cafe’s – Bertrams is dog-friendly too! A couple of restaurants and a great selection of shops including a French Patisserie!
Your nearest beach is also Warkworth, where there is free parking behind the dunes. It takes about 5-10 minutes in the car to get there. Druridge Bay, Alnmouth, Alnwick, Beadnell, Embleton, Seahouses and Bamburgh is very easy to get to if you follow the well-signposted Coastal Route, as well as Craster on the coast too. Alternatively discover Rothbury and Kielder forest inland, famous for the Dark Skies – nothing like you have seen at home!

For a fun group day out, visit The Big Shoot – Clay Pigeon Shooting on Bywell Farm. Just about 15 minutes’ drive from Grange House (heading south when you reach the A1) the team at The Big Shoot offer a great experience whatever your abilities. They offer one-on-one tuition, couples and group sessions. Book in advance to avoid disappointment!
Tips from a local
Visit Warkworth Castle, in the centre of the medieval village just 2 miles away from the cottage. The impressive medieval ruin dates back to the 1100’s, and is now looked after by English Heritage. The history of the castle and village is fascinating, and with its spiral staircases, towers and lawned grounds to explore, the castle provides an excellent afternoon out for all the family.
Tips from a local
Head to Amble Fishing Town for a spot of lunch at Lilly’s Landing.
Just 3 1/2 miles from Grange House, Amble Harbour Village has a great atmosphere and offers some excellent eateries. Lilly’s Landing is a new addition to the town (opening in September 2019) and has a great menu of local sea food, tasty flat breads and some gorgeous desserts to die for! The restaurant is also great for an evening drink overlooking the harbour.
