Oaklands is situated in the pretty historic village of Warkworth and is a fantastic example of a traditional Northumbrian country home. Boasting 6 bedrooms and 5 bathrooms, this impressive large property is ideal for groups looking for luxurious, spacious accommodation for 12 people.

The large, south facing garden is a wonderful addition to the property, having beautiful views of St. Lawrence’s Church and distant views of the Estuary heading out to Amble in the winter months. Welcoming one dog, parking for up to 8 cars and free WiFi, Oaklands is an ideal destination for couples and multi-generational families alike.

A short walk away from this luxury country house is the centre of the ‘chocolate-box’ village of Warkworth, oozing history and with a strong sense of community. There are 4 great pubs, 3 restaurants, cafes, a handful of gift shops, a gorgeous art gallery and even a French chocolatier – you’ll certainly be spoiled for choice in this pretty village. The magnificent Warkworth Castle stands tall at the top of the village framing the bustling main street, whilst the Coquet River loops around the village, providing more scenic walks to discover.

Overview

Situated in arguably the prettiest village in Northumberland, there are restaurants, pubs, cafes and gift shops in easy walking distance of Oaklands, as well as historical points of interest, including Warkworth Castle, the Norman Church of St. Lawrence and ‘The Hermitage’ hermits cave to discover. The gorgeous sandy beach is 3/4 mile easy walk away.

Sleeping up to 12 in 6 bedrooms (see full details of bed configurations below) Oaklands is ideal for groups and welcomes 1 well behaved dog, they will even receive their own little ‘welcome pack’ of goodies and essentials. A dog sitting service is available for an hourly charge, please contact us for more details and to arrange.

Oaklands has a lounge, snug, formal dining room and large kitchen/diner on the ground floor, as well as a WC. All 6 bedrooms, 4 en-suites and an additional family bathroom are on the first floor. Externally there is a large private gravelled driveway with parking for up to 8 cars. The large south facing garden is mostly laid to lawn and there is a lovely west facing patio area leading out from the substantial kitchen diner. Outdoor dining for 12 on the patio .

 

Ground Floor

Entrance

At this large holiday home, the front entrance opens into a beautifully tiled floor vestibule and hallway with wonderfully high ceilings and stained-glass panels. Doors lead off from the hall to the lounge, dining room, kitchen/diner and snug, and the original staircase rises from here to the first floor.

Lounge

The lounge is spacious, with a wooden floor, an Art Deco open fireplace is surrounded by comfortable sofas and soft furnishings. The gorgeous, shuttered south facing bay window floods the room with light and offers views of the private garden.
This room has a large smart TV with digital channels, catch up shows and access to smart apps, Netflix, iPlayer and Disney+. Free WiFi internet access is available throughout the house.

Dining Room

The formal dining room is a spacious and attractive room at the front of the house with a feature south-facing, shuttered bay window and Art Deco-style open fireplace. The beautiful mahogany dining table accommodates 12 people and brings a traditional touch to this formal room. A large dresser finishes off the room perfectly and a Bluetooth speaker is provided.

Kitchen/Dining Room

Best described as the ‘hub’ of the house, the kitchen is an extremely generous room with west facing windows and large patio doors, which lead out to a wonderfully private courtyard patio with seating for 12. Featuring exposed stone walls and an ornamental inglenook fireplace, the kitchen is ideal in all seasons. Facilities are as follows: an electric range cooker including a 5-ring induction hob, two main ovens and a separate grill. An American style fridge/freezer with ice machine and water dispenser, dishwasher, microwave oven, kettle, 4 slice toaster, Bluetooth speaker and an abundance of storage. The large kitchen island has an integrated Belfast style sink and a breakfast bar with 4 stools, as well as separate informal dining area with seating for 6-8 guests.

Snug

An east facing cosy room with a 3 seater sofa, occasional chair, open fire, smart TV with digital channels, catch up shows and access to smart apps, Netflix, iPlayer, Disney+.

Laundry/Boot Room

A washing machine and separate tumble dryer are housed in the utility room along with the central heating boiler and water tank. The utility room has exposed stone walls, a sink and a useful storage cupboard. Plenty of surface space.

 

First Floor

Bedroom 1 with en suite shower room

A spacious, bright south-facing bedroom with a super king bed, wardrobe with drawer space, dressing table and mirror and an original Art Deco ornamental fireplace. Luxury non-feather synthetic bed linen and hairdryer provided. Door leading to an en-suite shower room.

Located on the corner wing of the house with dual aspect windows facing south and east, with a king size bed, wardrobe, drawer space and an armchair and dressing table. Luxury non-feather synthetic bed linen, hair dryer and towels provided. There is a door leading to an en-suite shower room.

A west facing bedroom, this bedroom features full-size twin beds (3′ wide) which upon request can be converted to a super-king size bed (6′ wide). The garden is mostly laid to lawn and is bathed in sunshine through the summer months. An access gate at the side of the property leads to the drive way where there is private parking for up to eight cars.

Oaklands is situated in the beautiful, friendly village of Warkworth in Northumberland. There are lovely walks around the riverbank, which is teeming with local wildlife including herons, foxes, kingfishers, ducks, swans and even seals at high tide. You can walk to Warkworth’s far reaching, unspoilt sandy beach in around 10 minutes.

There are several good pubs serving food and some interesting little independent shops including a renowned local art gallery, a French chocolatier, jewellery and gift shops and a well-stocked village store. Around 1 mile away in the friendly fishing port of Amble, there are several good restaurants including the very popular, award-winning fish restaurants ‘The Old Boat House’, The Fish Shack and ‘The Fat Mermaid’

Tips from a local

Try The Mill Walk around the village of Warkworth. This very pretty route takes about 30-35 minutes and deer can be spotted here as well as lots of other wildlife along the riverbank. Follow the footpath along along the Coquet River, eventually ending up at the clearing where The Hermitage is located.

Go on a Puffin Cruise to Coquet Island, sailing from Amble dock. The island is home to over 40,000 nesting sea birds such as Puffins, Roseate Terns, Sandwich Terns, Arctic Terns, Kittiwakes and Eider Ducks which all nest in the summer months. A grey seal colony also stays at the island all year round and can be seen on the east side of the island. The waters around the island are really clear and sometimes you can see dolphins. Dave Grey’s boat trips are the best and have been operating for the longest.

The Old Boat House restaurant situated in a prime location overlooking Amble Harbour offers locally sourced seafood which is popular with both locals and visitors to the area. Reservations are highly recommended to avoid disappointment. The seafood platters on offer here are amazing, especially if you are celebrating a special occasion!

We asked Lucy and Giles what they love most about Northumberland and their restoration journey at Oaklands:

“Lucy is from inland Northumberland and spent her school holidays as a child on the Northumbrian coast. Giles is a Southerner but quickly fell in love with this very special part of the world and started looking for the perfect property. Oaklands needed TLC to get it back to its majestic best but we are so proud of what we have achieved so far. We love the sense of space in the house, all the period features, the naked stone walls in the kitchen, the tiled hall and the grand sweeping staircase. Our kids love the huge lawn area and Giles has a soft spot for the views across to the Braid.

It’s hard to pick just a few things that we love about this area but here are some family favourites; body boarding in the surf at Bamburgh beach in the summer; spending a lost morning at Barter Books in Alnwick, crabby fries or kipper and pickles at Bait food hut in Beadnell; the walk from Craster to Dunstanburgh Castle and on to The Ship at Low Newton for a drink and a ploughman’s. Our evening foodie favourite is The Fish Shack in Amble where the oysters and seafood platter are perfection.”
