Overlooking the beach and mouth of the estuary leading out to sea, Prudhoe Villa is positioned in one of the most sought-after locations in Alnmouth village and stands proudly as one of the first houses to be built on the beachfront.

West-facing, Prudhoe Villa has direct views of the beach and is perfectly positioned to catch the sun all day, and particularly to watch the sunset over the dunes from the traditional iron balcony. Prudhoe Villa is a short, 3-4 minute stroll from the heart of the village where you’ll find a selection of traditional pubs, excellent restaurants and boutique shops and art galleries.

Sleeping up to 8 guests, this traditional Victorian property occupies the top left half of the original huge ‘Prudhoe Villas’ and is spread across 3 floors, giving you a taste of the size and grandeur of this impressive home. Each floor has a different views of the beach and the boats across the estuary, giving a beautiful outlook on every level. Steeped with history, Prudhoe Villa was the first home built on Riverside Road by the Duke of Prudhoe, and signs of the history are dotted around the house.

With private parking – a rarity in Alnmouth – for up to two cars, Prudhoe Villa is dog-friendly and welcomes two dogs. Play park with a BBQ area for younger visitors. Free Wi-Fi as standard.

Prudhoe Villa sleeps up to 8 guests in 4 bedrooms. It has one family bathroom and the master bedroom has an en suite. Prudhoe Villa occupies the top half of the original house, spread over 3 floors. This Victorian-style house retains a lot of its original character and charm, paired with the beautiful views from the from the beach, it’s a gorgeous holiday home in every season.

Prudhoe Villa has a lounge, separate kitchen, separate dining room and balcony at the front of the house facing west out towards the beach. Welcoming 2 medium size dogs (at a small cost of £20 per dog per stay), the beach opposite is dog-friendly all year around so is a perfect playground for dogs on holiday.

Ground Floor


11 steps lead up from the gravelled driveway to the communal front door. Once inside the hallway, the main door for Prudhoe Villa stands in front of you. One inside the property, the ‘ground floor’ entrance contains plenty of storage for coats, shoes and beach equipment, making this property perfect for big trips to the beach! The large, grand staircase leads upstairs to the first floor landing.


First Floor


The largest room on the first floor, the lounge has west-facing windows looking straight out to sea across the moored boats and the beach. The lounge contains 2 large sofas and an armchair, an open fireplace (multi-fuel and an initial supply of logs provided between October-April), Smart TV and Alexa Bluetooth speaker.

Dining Room

Between the kitchen and the lounge sits the separate dining room, with a table and chairs for up to 8 guests. The dining room has a glass door leading out to the balcony which faces west and has direct views of the beach.


Two steps down from the hallway is the kitchen. Containing a free-standing breakfast bar with 4 stools for more casual dining, there are dual aspect views and the bar table is perfectly positioned to make the most of those views. Appliances including an electric fan oven and grill, gas hob, free-standing fridge/freezer, dishwasher, washer/dryer, microwave, toaster, kettle and Nespresso ‘Vertuo’ coffee machine (with initial supply of ‘Vertuo’ pods provided).


One of the best parts of Prudhoe Villa is the traditional iron balcony at the front of the house, making the most of the west-facing elevated views of the beach and Aln estuary. Traditional iron table and four chairs are provided.

Main Bedroom with en suite

The main bedroom faces east and contains a super king size bed (6ft wide) that can split into two single beds (3ft wide). Super king is the default setting of the bed unless the change is requested. Original Victorian fireplace (not in use) and plenty of drawer and hanging space. There is a Smart TV with XBox. The en suite contains a large walk-in shower with a rainfall shower head, separate attachment, heated towel rail, mirror over wash basin and WC. Luxury linens, complimentary toiletries and a hair dryer provided.

Second Floor

Another grand set of ‘u’-shaped stairs takes us to the second floor, where the remaining three bedrooms and the family bathroom can be found.


Bedroom Two

Positioned at the front of the house, the second bedroom contains a king size bed (5ft wide) and is very spacious. With those unbeatable views of the beach, this bedroom contains a wardrobe, chest of drawers and an original Victorian fireplace. Luxury linens and a hair dryer provided.

Bedroom Three

Another spacious bedroom, bedroom 3 contains a double-size bed (4ft 6″ wide) and has a ‘dressing area’ partitioned at one side of the room. North-east facing, this bedroom has a Victorian fireplace (not in use), plenty of hanging and drawer space and a sink and unit (no WC). Luxury linens and a hair dryer provided.

Bedroom Four

The smallest of the four bedrooms, this room contains a double size bed (4ft 6″ wide), hanging and drawer space and a small window facing north. Luxury linens and a hair dryer provided.

Family Bathroom

On the top floor the spacious family bathroom contains a large, free-standing bath, separate large shower cubicle, rainfall shower head and attachment, heated towel rail, wash basin, WC and heated towel rail. Complimentary toiletries are provided (brand TBC) and there are 2 steps down to the family bathroom from the landing.


Parking is a rare amenity in Alnmouth but Prudhoe Villa has 2 car parking spaces on the private, gravel driveway that it shares with the lower ground neighbour. Additional parking is on Riverside Road just outside, where there are no parking charges but a disc system in operation.

Two well-behaved dogs welcome at Prudhoe Villa for a small charge of £20 each. Dog sitting services available. Booking conditions apply. Please bring your own dog bed(s).

The balcony is accessed from the dining room and has west-facing views over the beach. An iron table and 4 chairs are provided.

Just around the corner is a communal play area, ideal for children but also with a communal BBQ to use.

Bike Storage
Guests are welcome to store their bikes on the gravelled driveaway. However, please note, this is not secure.

There are two parking spaces on the shared, off-road driveway at Prudhoe Villa. Strictly no additional parking on the driveway as the remaining space is for the neighbour. Additional parking is on the roadside on Riverside Road outside. No parking charges, discs may be in operation.

Bedrooms & Bedding
4 bedrooms: 1 king size room, 1 super king or twin room and 2 double rooms. All duvets and pillows are anti-allergenic/non-feather. Luxury bedding and fluffy towels provided.

The family bathroom has a free standing bath, large shower with rainfall shower head and attachment, sink, WC, plenty of storage and heated towel rail. The en suite contains a large shower with rainfall head and attachment, WC, sink and heated towel rail.

Electric fan oven with grill and gas hob, free-standing fridge/freezer, dishwasher, washer/dryer, toaster, kettle, microwave, Nespresso Vertuo coffee machine (with initial supply of pods available). The family bathroom shower has a step up to the tray. 2 steps down to the family bathroom from the landing and 2 steps down to the kitchen from the first floor landing.

Alnmouth is served by frequent mainline train services from all over the UK. The station is a 25 minute walk from the house, or a 5 minute taxi ride. Alnmouth is a well-stocked village with great pubs and little shops, so a car isn’t entirely necessary.

Tips from a local

The Red Lion Inn is a really traditional pub with the best atmosphere! They have embraced the classic style and retained its original features, which adds to the cosyness of the true Northumbrian pub. They have a lovely beer garden and a restaurant too and serve a good Sunday lunch. The pub quiz is great and takes place every Tuesday. Dogs can come too!

Tips from a local

Have a chilled day on Alnmouth Beach. Take a picnic hamper, flask of tea, bucket and spade and kite and enjoy a traditional seaside afternoon on the stunning Northumberland coastline. Scott’s of Alnmouth is a really up-market deli in the centre of the village which sells some gorgeous tasty nibbles, perfect for a picnic. Be sure to stop buy and pick up some treats before heading down to the beach.

Treat yourself to an Afternoon Tea at The Cookie Jar in Alnwick. Dine within the stunning, historic building of the former Convent of Mercy, in the cosy and stylish bistro. There is a full menu option, but the Afternoon Tea in particular is divine and very reasonably priced too! The Cookie Jar has a real luxurious feel throughout, and the staff are very friendly and welcoming.

Visit The Alnwick Garden and explore the fascinating poison garden and view the spectacular water cascade which takes centre piece of the gardens. The gardens are open all year round and is a fantastic day out for all ages.

Tips from a local

The cycle path from Alnmouth to Warkworth is very popular and around 4 miles long. This lovely route follows the coastline so pretty views are guaranteed at any time of year. Once you reach Warkworth you can always carry on to Amble harbour or enjoy a light lunch at Bertrams or local pint in one of the village beer gardens. A local bus service runs regularly if you were too tired to walk/cycle back.

“Northumberland holds very special memories as a regular annual holiday venue for both of us, our two boys and our (now) elderly dog Poppy. Over recent years we have showcased the fabulous stunning beaches and magnificent views along the coastline with wider family, with the numbers joining us increasing year on year. We landed upon Alnmouth one year by complete accident on one of our many bike rides, agreeing immediately to holiday there the next year and we have never looked back since. We fell in love with this special place.

We are now so lucky to offer others the chance to enjoy such a fabulous village, in a stunning house right on the estuary front. Renovating one of the original Victorian buildings in Alnmouth we have created a modern villa whilst being sympathetic to all the original features.

Prudhoe villa will work for everyone – for a family group of different generations, or just couples and friends holidaying together. The villa itself is so spacious, you can each feel like you have your own space, which is so important, especially when holidaying as a family with different age groups. Although there is precious parking on site, you don’t even need to get in the car when staying here, everything you could want is right here on your doorstep if you so choose.

Whatever the time of year there is no better feeling than time on the beach in Alnmouth, followed by a hearty pub lunch or picnic outside, then retiring back to snooze on the sofa or to sit and watch the world go by on the balcony.
