A Stunning Sandstone Retreat on the Banks of the River Coquet
The Boathouse is a delightful retreat situated close to the banks of the River Coquet in medieval Warkworth Village. With the foot of Warkworth Castle just behind, four great pubs within a few hundred yards and a golden sandy beach just 15 minutes walk away, you’ll be able to leave the car behind and explore everything on foot.
Sleeping up to 6 guests and welcoming one well-behaved dog, The Boathouse is situated in a peaceful spot in Warkworth, with the pretty riverbank just 20 yards away. Sit on the riverside and watch the river flow from Amble downstream, or spot the various resident Herons on the other side of the riverbank take flight and land graciously on the calm river water. Seals can sometimes be seen in the river here at high tide.
The Boathouse is single storey and provides the perfect holiday accommodation. The large lounge works perfectly in this spacious home, and a huge wood-burning stove adds extra ambience in the cooler months.
Enjoy a tipple or two on the Mediterranean-inspired patio terrace, with several options for alfresco-dining or enjoying a solo morning coffee.

The Boathouse sleeps up to 6 guests in 4 bedrooms; 3 double rooms and 1 single room. There is a ‘Jack and Jill’ en-suite shower room between two of the bedrooms, as well as a family bathroom.
The spacious lounge is perfect for relaxing with family and friends, with comfy leather sofas centred around a huge fireplace. The kitchen is bright and airy, with all the appliances and extras you could need to cook up a storm.
The Boathouse has a stunning patio area that has been lovingly planted and furnished to make the most of the sunshine. There is a private parking space for either 2 small or one larger car. Additional parking is public and just opposite the house. Free Wi-Fi as standard. One dog welcome. Guests must be aged 16 or over. Underfloor heating throughout.
The entrance to The Boathouse is impressive. Walk through the pretty furnished patio and arrive at a huge glass apex with French doors leading into the spacious hallway. Bedrooms are on your left and the living space on your right.
After meandering down the corridor the space opens up to a huge lounge, with exposed beams above and windows on south and east elevations. French doors lead out to the patio. Leather sofas and chairs nestle around the statement fireplace, which has a wood-burning stove (initial supply of wood supplied between October and April). The large Smart TV is fitted above the fireplace and has access to a Sky basic package. There’s a sound bar beneath the TV and Bluetooth speaker.
This bright and airy room is fitted with pale grey kitchen cabinetry and granite worktops. There’s dining in the kitchen for up to 6. The kitchen contains an American-style fridge/freezer, electric range oven with 7-ring gas hob, dishwasher, 4 slice toaster, kettle, Tassimo coffee machine with small supply of pods, microwave oven and plenty of work surface space. There’s a wall-mounted regular large flat screen TV.
This handy room is great for a dog to sleep at night. It contains the washing machine, tumble dryer, sink, storage space and access out to the back gate which leads onto the riverbank. The refuse bins are stored along this little path outdoors.
The largest room and located to the south wing of the house, this bedroom contains a double size bed (4ft 6″ wide), dressing table, wardrobe and fitted wardrobes, plenty of storage and views out to the patio. There is a Smart TV with Smart features and apps available, but no terrestrial channels. Hairdryer, luxury bed linens and towels provided.

This Mediterranean-inspired patio garden is a real treat at The Boathouse, making the most of being so close to the riverbank and the wildlife. There is dining seating for up to 7, cafe-style table and chairs for 2 and 2 additional patio chairs for 2. This beautifully presented area is ideal for enjoying a morning coffee and catching up on the days news, or dining alfresco with the family.
There is a small parking area at The Boathouse, which is big enough for two small or one large car. Additional parking is opposite on the riverbank in the public parking bays. There are no car parking charges in Warkworth.

Map & Local Area
Just a step out of the door and the beautiful River Coquet is directly in front of you. The main street of the village is less than 5 minutes away on foot, and the beach just 15 minutes away on foot or 2 minutes in the car (free parking at the beach). Everything is so accessible from Warkworth village, but there is enough to do in this beautiful and interesting village in walking distance without even getting in the car!
But to venture further afield, there is a wealth of amazing places to visit; Alnwick Castle with its world-famous Alnwick Garden and famous Cascade waterfall and also Alnwick Treehouse Restaurant is just 15 minutes’ drive away, in the market town of Alnwick with its famous ‘Barter Books’ book emporium housed in the former Victorian railway station and farmers’ market in the town square. The popular seaside village of Alnmouth is quite Bohemian – a magnet for artists and has lovely restaurants, pubs, and a great little art gallery ‘The Old School Gallery’ – and a fabulous beach too. Just a mile south of Warkworth is the very up and coming fishing port of Amble, which has some interesting little shops and a lovely seafront village with a marina, arty shops and award-winning fish restaurants and bistro’s.

Tips from a local
Save yourself the cooking and washing up with a top-notch breakfast at Bertram’s. There’s plenty of choice – from their to-die-for Eggs Benedict to their homemade porridge with fresh cream, golden syrup and fresh berries – all of which is reasonably priced. For afternoons their Lemon and Courgette cake is known far and wide and is legendary!
In the winter, the roaring fire is the perfect place to sit beside and enjoy a cup of coffee after a day exploring Warkworth village and the beach. If you’re bringing your four-legged friend, you’ll be pleased to know that Bertram’s is dog-friendly too!
Tips from a local
Take a walk along the pretty Coquet Estuary to Amble and explore this gorgeous fishing town at your own pace. There’s lots of wildlife to discover on the walk from Warkworth to Amble from herons and swans to seabirds and seals – so keep an eye out!
Browse the pods at the Harbour Village for a little shopping, and visit the Lobster Hatchery! Stop by one of the excellent restaurants on offer, including The Old Boathouse, an award-winning seafood restaurant set on the quayside, offering a fantastic menu of local seafood, pizzas and more.

If you’re looking for a pre-Christmas break to get you in the spirit, why not time your holiday to catch the annual Warkworth Christmas Shopping evening? Usually held on the last Friday in November, the shops in the village open for late night shopping, perfect for getting a head start on your Christmas gift list.
The pubs offer a very festive atmosphere, you can dine out at one of the village restaurants, but do book in advance to avoid disappointment.
