This stunning converted cottage sits just behind the main road of Northumberland street in the quirky, homely seaside village of Alnmouth. Completely renovated and extended back in 2016, no expense has been spared in this design-led gorgeous holiday home, focused around it’s enviable position to admire the estuary views from all windows.

Sleeping up to 6 guests in 3 bedrooms, each with a large bathroom, Waleric House gets it’s interesting name (pronounced Valeric) from the former name of Alnmouth back in the 13th century, which was Saint Waleric, which is also the same as the pretty church in the village too.

The house has been designed with an open plan, airy and coastal feel in mind, with huge glass windows, bi-fold doors in the living area and a large balcony from the master bedroom.

Waleric House is situated just behind the quiet main street of Alnmouth, less than 5 minutes walk to Alnmouth’s famous beach. With an art gallery, several cafes, a delicious deli and 4 pubs with restaurants to choose from, you couldn’t be situated in a better spot.  Up to 3 dogs are welcome here and the garden is completely enclosed.

Waleric House is perfect for families, friends or even just as couple. Located in a secret spot just behind the main street of Alnmouth, the cottage has been completely renovated in 2016 from a dated cottage to a contemporary delight, maximizing on the gorgeous views of the beautiful Aln Estuary, which leads out to sea.

Sleeping 6 guests, the cottage has 3 bedrooms; 1 king size room and 2 double rooms – 1 of the double rooms is on the ground floor. There are 3 bathrooms too; 2 upstairs and 1 on the ground floor, so this property is ideal for 2 guests who may not wish to use the stairs.

The cottage has been redesigned with space and natural light in mind. The open plan lounge/dining area and kitchen feels light and airy yet still has a cosiness to the lounge area, being focused around the large wood-burning stove. West facing, the sunlight in an afternoon gives a warm glow through the bi-fold doors to the garden, which is lawned, enclosed and has dining furniture for eating al fresco.

Up to 3 well-behaved dogs are very welcome here at Waleric House. Wi-Fi is included. Parking for 1 car available from 1st May.


Level access into the enclosed hallway where there’s plenty of room for hanging coats and storing shoes. The hallway leads straight into the open plan living space.


This lovely kitchen space is at the back of the open plan space, looking out to the dining area and lounge area beyond. You can choose to casually dine here on the island with its 3 bar stools, or enjoy a drink here whilst dinner is being prepared. The kitchen has premium appliances such as an American-style fridge/freezer, electric fan oven, combi-oven/microwave, induction hob, wine fridge, dishwasher, washing machine, tumble dryer, toaster, kettle and cafetiere.

Dining Area

The dining area seats 6 guests on a large table. There are 4 chairs and bench seat against the wall. You can view the TV in the lounge area from here, as it’s on a bracket, or you can enjoy the bi-fold doors open in warmer months.


The cosy lounge has 2 x 4 seater distressed leather sofas and a Barcelona-style chair with a foot stool. Centered around the wood burning stove, it is a cosy space with lots of light flooding in from the bi-fold doors, although blinds are provided for sunny afternoons. There is a Smart TV with access to Netflix via your own account. An initial supply of wood is provided for the fire between October and April. More supplies can be purchased in advance or locally.

You can access the garden from the bi-fold doors.

Ground Floor Double Bedroom

This bedroom is west-facing with double glass doors leading out to the garden. With a double bed (4ft 6″ wide) and plenty of in-built wardrobe storage, this is a room with pretty views of the garden and the estuary beyond. Access to the garden is down a couple of stone steps outside. Luxury linens and towels, and a hair dryer are provided.

Ground Floor Bathroom

This bathroom is fully tiled and has gorgeous lighting features, such as the light up alcove shelves. In this bathroom there is a large, walk-in shower with rainfall head and additional attachment, wash basin with storage underneath, WC and heated towel rail. There is a floor-length glass panel that is also designed to be a door that can lead out to the garden, which is kept permanently locked because whilst you can reach the garden from here, it is via a very narrow gap between the garden and high wall.

First Floor

Access up the tiled staircase with glass balustrade is paired with interesting artworks on the walls. On the first floor you will find the second double bedroom, the second floor bathroom, the master bedroom with en suite and the snug.

Second Double Bedroom (First Floor)

This bedroom is west-facing with huge windows looking at to the beautiful Aln Estuary. Being on the first floor, the views are elevated above the garden so your view is even better than downstairs. There’s a double bed (4ft 6″ wide) and plenty of in-built wardrobe storage. The bathroom is just next door too. Luxury linens and towels, and a hair dryer are provided.

First Floor Bathroom

This bathroom is fully tiled and also has gorgeous lighting features. In this bathroom there’s a feature bath with a shower attachment for long soaks after walking on the beach. There’s also a wash basin with storage underneath, WC and heated towel rail. There is another floor-length glass panel that is not overlooked. This door does open, but is out to a balcony that is not used and that has no view. We would recommend this is kept shut, but it’s not a safety risk.

Master Bedroom

The best room in the house is most definitely the master bedroom. As soon as you walk through the door you will be amazed at the beautiful view through the floor-to-ceiling glass wall. However, it gets better – this is also a full-size balcony! So you can enjoy morning coffee or an evening tipple on the sheltered balcony on the cafe-style table and chairs. The bed is a king size (5ft wide) and there’s lots of storage in the fitted wardrobes. Luxury linens, towels and a hair dryer provided.

Please be aware that the bespoke fitted blinds are not fully blackout. This may disturb light sleepers in the spring/summer months.

Master Bedroom En Suite

The fully-tiled en suite is equally as gorgeous as the other bathrooms. It has a large, walk-in shower with rainfall head and additional shower attachment, large sink with storage underneath, WC and heated towel rail.

The Snug

The Snug is a small room with a slim, full-length window mirroring the same stunning view out to the Aln Estuary. This room has an additional TV and games, as well as a 2 seater leather sofa. Kids can enjoy some quiet time in this room or the adults can escape here for some peace and quiet!



The garden is lawned and enclosed, and benefits from wrapping entirely around the downstairs of the house so when the bi-fold doors are open, it’s a really lovely space to enjoy. There is a patio area with a table and chairs for 6, as well as a bench seat. You can access the garden from the front of the house too.


From 1st May there is 1 designed parking space for guests outside the property, off-street. There is free parking is on the main street of Alnmouth Village or down towards the golf club for additional cars.

Garden & Outside
The west-facing lawned garden is enclosed and has a pretty patio area with dining furniture and a bench seat. The sunsets are lovely viewed from the garden. There is a BBQ for guest use, but guests must bring their own charcoal.

Tv and Technology
Large Smart TV in the lounge on a bracket so it can be enjoyed in front of the fire or whilst dining. Bluetooth speaker. Free Wi-Fi.

There is no BBQ provided at Waleric House. You are welcome to bring your own, so long as the grass, furniture or stone flags aren’t damaged.

What makes Waleric House different?
This one is easy; the view of course! In this medieval, quirky seaside village, Waleric House is a refreshing, contemporary home letting the view and natural light do the talking. It’s a real bonus being able to sit on the balcony and watch the sun sets, as well as the choice of 4 pubs and several restaurants and of course the beach in strolling distance!

American-style fridge/freezer, electric fan oven and combi-oven/microwave, induction hob, dishwasher, microwave, 4 slice toaster, kettle, cafetiere and wine fridge. Washing machine, tumble dryer, iron, ironing board and vacuum. Hairdryer, books and Bluetooth speaker. Central heating and underfloor is provided throughout the cottage, so the wood-burning stove is provided for extra ambiance on cool evenings, even though it will definitely heat up the room!

Accommodation on 2 floors; open-plan lounge/kitchen/diner on the ground floor. There is one step up to the kitchen area, which leads to a double bedroom and a bathroom with level access into the large shower. Access is level into the front door.

There’s 1 designed parking space for guests outside the property, off-street. This parking space is only suitable for a small hatchback car (no bigger than a Golf) as it’s quite narrow access. There is free parking is on the main street of Alnmouth Village or down towards the golf club for additional cars.

Please be aware
There is a bedroom and bathroom on the ground floor, but there is a step up to get to these from the living area. It’s just one step, but a fairly deep one with no handrail.
The glass balustrade is a fantastic feature at Waleric House. But no stair gate can be fitted here and the stairs may not be suitable for young children to have free reign of the property.
The glass wall in the master bedroom is a beautiful feature, and has had blinds fitted bespoke to the shape of the wall. These blinds are not blackout, so whilst they give you total privacy, light sleepers need to be aware. We advise bringing an eye mask, as the view is so worth it (plus, the glow of the sunrise hitting the other side of the beach is amazing!).

Alnmouth is an exceptionally pretty coastal village with a great range of places to eat and drink and quirky shops. Alnmouth beach is a beautiful sandy beach which is dog friendly all year round and just a short, pleasant walk away from Waleric House – approx. 6-7 mins on foot.

Enjoy 4 great pubs in Alnmouth; The Red Lion, The Sun, The Schooner and The Hope and Anchor, 4 additional great restaurants; Bistro 23, The Italia, Hooked and Beaches, and some gorgeous shops including Scott’s Deli, The Old School Gallery and other quirky gift shops and cafes.

Alnwick is just 10 minutes north, where there are numerous fine restaurants, the world-famous book store ‘Barter Books’, Alnwick Castle and the world class attraction of Alnwick Garden and Treehouse. The delightful village of Warkworth is just 4 miles south of Alnmouth, where there is a good range of pubs, restaurants, cafes, lovely quirky shops and art galleries. Visit Scott’s Deli 

The jewel in the crown in Alnmouth is the newly opened Scott’s Deli. A delightful and refreshing addition to this gorgeous little village is the deli which serves an exciting mix of premium products as well as their fresh selection of cheeses, baked goods, deli sandwiches and much more. Any gin lovers should stop by here to admire the great selection of gins they have on offer, especially local ones too.

It is well recommended you stop by the deli during your stay in Alnmouth or anywhere close by, to pick up some tasty treats to take back to your cottage.

Tips from a local

The Red Lion Inn is a really traditional pub with the best atmosphere! They have embraced the classic style and retained its original features, which adds to the cosyness of the true Northumbrian pub. They have a lovely beer garden and a restaurant too and serve a good Sunday lunch. The pub quiz is great and takes place every Tuesday. Dogs can come too!

Tips from a local

Have a day out at Alnmouth Beach. Take a picnic hamper, flask of tea, bucket and spade and kite and enjoy a traditional seaside afternoon on the stunning Northumberland coastline.

Or take the Alnmouth to Warkworth cycle route! Alnmouth is 3.5 miles north of Warkworth Village which is very popular with cyclists and walkers alike.

We asked Joanna what her favourite thing about Waleric House is:

I chose to buy my holiday home in the beautiful village of Alnmouth as it has so many things going for it. It is on the main east coast train line and you can be in Newcastle in 20 minutes, Berwick in 20 minutes and Edinburgh in just over an hour. It has in my opinion one of the most beautiful beaches on the Northumberland coast and is also packed with local amenities. There are great pubs, restaurants and tea rooms almost on the doorstep of Waleric house, so a night out in the village only requires a short stroll home.

I bought the house a few years ago from the estate of Fred Bettis. He lived in the house from the 70’s until he passed away aged 95. Fred was a local historian, as was his late wife Gladys. He wrote a book on the history of Alnmouth based on her university thesis, which Gladys wrote when she attended Newcastle University in the 70’s. It is now sadly out of print.

The house had been stripped of any architectural features long ago so I had a blank canvas to work from. I chose a simple modern industrial theme, keeping the palate a muted grey and white with accessories in a beachy blues. The original house ends at the kitchen and the step down into the living space is a modern extension. Likewise the main bedroom with the panoramic views over the Estuary is an extension. You can feel the levels in the house change upstairs, it feels a bit wonky, which to me adds to the charm!

I worked closely with the builder to achieve a modern yet homely property which I hope you will love as much as I do!
