We are delighted to welcome the beautifully situated Watersedge to our collection of privately-owned, gorgeous holiday homes in Warkworth. Overlooking the River Coquet, this lovely family home embraces space and modern-living, yet has everything you need to embrace village life right on your doorstep.

Not only is this cottage incredibly well-positioned within the popular and very pretty village of Warkworth, it’s perfect for a family or friends looking to holiday together without living on top of each other. With three bedrooms each with their own bathroom, it’s ideal for couples.

The decor is homely and very comfortable, especially with the gas real-flame-effect fire being the main focus in the lounge. 2 well-behaved dogs are welcome.

Watersedge sleeps 6 guests comfortably in 3 bedrooms. 2 of the bedrooms are downstairs and 1 bedroom is upstairs. The downstairs bedrooms are a double bedroom and a twin bedroom. One of the bedrooms has an en suite and there is also a family bathroom. The master bedroom with en suite is on the first floor.

There is a laundry room and small patio area downstairs with access out to the rear lane.

The living area is open plan and on the first floor to benefit from the river views. The lounge area is very spacious and focuses on the large gas flame fire. 1 large or 2 medium size, well-behaved dogs are welcome at Watersedge.


Ground Floor


The entrance into Watersedge is into an inner hall to leave coats and boots, then into the spacious main hallway with the wooden staircase leading to the living area upstairs. The 2 ground floor bedrooms, the family bathroom and the laundry room is accessed from this hallway.


Twin Bedroom

This bedroom faces onto The Stanners and is lovely and bright. There’s lots of storage and plenty of space. The twin single beds are 3ft wide. Luxury linens and fluffy white towels provided, as well as a hair dryer.


Family Bathroom

The bathroom has a free standing bath and a large shower cubicle with small step up. There is a wash hand basin, WC and heated towel rail.


Double Bedroom & En-suite Shower Room

The second bedroom on the ground floor has a double bed (4ft 6″ wide). It’s spacious and has plenty of storage. The en suite has a shower cubicle with a small step up, wash hand basin, heated towel rail and WC.


Laundry Room

The spacious laundry room is a great place for storing overflow bags and even better for dogs to sleep in at night, or to dry off after a walk on the beach! There’s a washing machine, separate tumble dryer, big sink and plenty of surface space. There is also a second fridge in here, in addition to the fridge in the kitchen upstairs. The iron and ironing board are stored here too.


Ground Floor Patio

There is a door out to the rear patio on the ground floor, accessed from the laundry room. The rear patio leads out to the lane at the back of the cottage. There isn’t an area to sit out here as it’s used purely for functional reasons – as there is a balcony upstairs – but the refuse bins are kept here and it’s great to use this entrance when coming in from a walk if you have muddy shoes or wet dogs, rather than entering into the main hallway.


First Floor

Up the wooden staircase you reach the open plan living area with exposed beams in the tall ceiling. Here, you have the lounge area, dining kitchen and the master bedroom, as well as the balcony.


Dining Kitchen

The kitchen is very well equipped with solid oak units and granite work surfaces. Here you can find all of the usual appliances such as a fridge, freezer, electric oven, gas hob, gas grill, microwave, toaster, kettle and dishwasher.

The dining table seats 6 and is lovely for gathering for brunch and evening meals.



The very spacious lounge is focused around the Scandinavian-style gas fire, which is a gorgeous focus in the room. There is a large, flat screen TV with DVD player, BT vision and BT sport, plenty of board games and DVD’s and a Bluetooth speaker. There are 3 sofas with plenty of room for everyone to spread out for a comfy night in front of the fire.


Master Bedroom & en suite

The master bedroom has a double size bed with 4ft 6″ mattress, lots of storage space, luxury linens and fluffy towels. There’s a TV too with Freeview and a hairdryer is provided. The en suite has a shower cubicle with a small step up, wash hand basin, heated towel rail and WC.


The small balcony has a table and chairs for enjoying the sun in the warmer months. It’s accessed from the lounge area and is very private.

One large or two small-medium size dogs (no bigger than a cocker spaniel) welcome for a small charge of £20 each. Dog sitting services available. Booking conditions apply.

Three bedrooms; two double size rooms with 4ft 6″ beds and one twin bedroom with 3ft single beds.  All bedding is hypo-allergenic, non-feather.

The family bathroom consists of a stand alone bath, separate shower, wash basin, WC and heated towel rail. Each of the en suites to the double bedrooms consist of a shower cubicle, wash basin, WC and heated towel rail.

On the ground floor there is a rear patio with access to the back lane. The refuse bins are kept here and access is straight into the laundry room, which is great for wet dogs and muddy boots. Upstairs, there is a private furnished balcony accessed from the lounge.

Local Facilities
Being in the heart of Warkworth, you are less than 3 minutes walk to the main street of the village with it’s abundance of dog-friendly pubs, shops, cafes and restaurants. The beach is 15 mins away on foot and the river walks are from your door. The magnificent castle is less than 10 mins away on foot.

What makes me different?
This cottage really does tick every box. River frontage, pretty views from upstairs, pubs, cafes, restaurants and shops around the corner, river walks from your doorstep (literally!), beach in 15 minutes’ on foot and a lovely gas wood-effect fire for the cooler months. Watersedge could not be more perfectly located to enjoy village life.

Fridge, freezer, additional ‘overflow’ fridge in the laundry room, electric oven, gas hob, dishwasher, microwave, toaster and kettle. Washing machine, tumble dryer, iron, ironing board and vacuum. Hairdryer, books, music and films. Highchair and travel cot (on request).  Stair gate available at the top of the stairs only. Central heating is provided throughout the cottage, so the gas wood-effect fire is provided for extra ambiance on cool evenings.

TV & Technology
Large flat screen TV in the lounge with BT Vision and BT Sport, as well as a DVD player. Bluetooth docking station. Free unlimited Wi-Fi.

Please be aware
There is no private parking or private garden area for your dog. However, the river bank is outside as well as the fabulous mill walk which leads up to the castle.

There is no BBQ provided at Watersedge. Due to the surroundings and setting, it is not suitable to bring your own.

Parking is on The Stanners on the river bank. Whilst there is no designated parking for Watersedge, there is plenty of public car parking here. You can unload your belongings at the front door and park between 10-100 yards away. There are no car parking charges anywhere in Warkworth.

Watersedge is in a gorgeous location within the equally gorgeous Warkworth Village. Voted the prettiest village in Northumberland, it’s not hard to see why.

Watersedge is a few yards from the banks of the river Coquet, which loops around the village as an oxbow river. You can walk around this river on a walk called ‘The Mill Walk’, which begins less than 20 yards from the front door of Watersedge. This gorgeous walk wraps around the very bottom of the castle hill and also past English Heritage Site, The Hermitage.

Alternatively, you can walk to Warkworth beach just 15 minutes away on foot. This 5 mile stretch of golden sandy beach is dog friendly all year round. Walk to the south and you will see the beautiful Amble harbour. Walk to the north and you reach Birling rocks with views over to Alnmouth and its row of ‘Balamory’ coloured houses.

The village of Warkworth has 4 great dog-friendly pubs, 4 restaurants, 2 cafes and a handful of gorgeous gift shops and an art gallery. Warkworth Castle stands proud at the top of the village which is open for visits.

Tips from a local

Visit Black Bridge

On the outskirts of the village there is a stunning, hidden gem known by the locals as Black Bridge. Pass over the bridge to find a lovely little walk surrounded by luscious greenery. In the warmer months, this is a great spot for a paddle, a picnic and a spot of sunbathing. Be sure to keep an eye out for the rope swing too!

To find Black Bridge, head out along the Mill Walk from the cottage door, and follow the river right the way along past the hermitage. Head up the steep hill when the river path stops (passing by the waterworks on your right) and turn right on to Watersaugh Road. Follow this road right the way down to the bridge and caravan park. Turn left when you’ve crossed the bridge to head towards the rope swing, picturesque fields and riverbank walk.

Please note, if you’d prefer to drive to Black Bridge, there is a ford you can drive across, however it is essential you only attempt this at low tide, when the river is low and calm. This is again at the end of Watersaugh Road.

Visit Morwick Ice Cream Parlour

Just 2 miles from Watersedge, you’ll find a lovely little Ice Cream Parlour, sat right by the working dairy farm. Not only can you purchase their delicious, “Royal Double” range of ice creams, available in traditional cones, pots and even large take home packs, but you can see how it is made on site through the parlour viewing window. They also offer range of deliciously refreshing fruit ices, teas and freshly ground coffee. There is a carpark at the Parlour, a fun outdoor play area and plenty of outdoor picnic benches.

Please note, Morwick Ice Cream Parlour doesn’t have a card machine so be sure to take cash with you to avoid disappointment.

Have a go at Stand-Up Paddle Boarding!

If you fancy trying your hand at something a bit different, this is absolutely fantastic for a fun morning or afternoon out. Jon Nolan offers individual and group SUP lessons from Amble, and can bring you up the estuary to Warkworth Village, take you out on Druridge Bay Lake, or even take you out in the sea on Warkworth Beach. Once you’ve found your balance on your water legs(!), it’s a lovely, relaxing sport and a great way to view the surrounding scenery, from a whole new view point!

Take a stroll around Amble Harbour Village 

Amble Harbour Village consists of 15 retail pods selling a variety of arts, crafts, jewellery, accessories, food and drink. The well-known Mocha Mondo coffee pod is located here aswell as the Geordie Banger Company! There is also a seafood centre selling locally caught seafood and even more exciting is the lobster hatchery! Have a stroll around the pods on a sunny afternoon with the family!

Discover Coquet Island 

Go on a Puffin Cruise to Coquet Island, sailing from Amble dock. The island is home to over 40,000 nesting sea birds such as Puffins, Roseate Terns, Sandwich Terns, Arctic Terns, Kittiwakes and Eider Ducks which all nest in the summer months. A grey seal colony also stays at the island all year round and can be seen on the east side of the island. The waters around the island are really clear and sometimes you can see dolphins. Dave Grey’s boat trips are the best and have been operating for the longest.
